## Availability contract

Use YYYY-MM-DD dates in America/New_York. Every stay has a two-calendar-month minimum. The move-out date is occupied; block the next two complete dates for cleaning. Intervals in availability.json use an exclusive end. Account for cleaning after a proposed stay as well as existing cleaning blocks.
Never label a stale (>48 hours), reviewRequired, failed or out-of-coverage snapshot as available. Open dates are open for inquiry only. Do not treat a date selection, WebMCP call or prepared email as a confirmed booking.
No private tenant or lease records are exposed. There is no send-email, payment, reservation-creation or lease-signing action.
