## The apartment

800 square feet; 1 bedroom; 1 bathroom; maximum 2 people.
King bed in the bedroom. Queen-size pull-out couch in the living room.

## Rent and fees

$2,300 USD per month for one tenant, including utilities. A second tenant adds $100 per month. Minimum stay: two calendar months.
Refundable security deposit: $1,100. One-time cleaning fee: $160. An approved dog adds $50 per month and a $500 refundable pet deposit.

## Rules

Considered with prior approval and fees. No cats. Pets live on the property. No smoking indoors. Stairs are present. Street parking, subject to posted restrictions.

## Availability and inquiries

Read the current calendar at https://dc-city-sanctuary.pages.dev/availability.json. Check checkedAt, reviewRequired, coverageStart and coverageEnd before discussing open dates. A snapshot older than 48 hours, flagged for review, unavailable or outside coverage requires direct confirmation.
Dates use America/New_York. Blocks are half-open intervals [start, endExclusive). The lease move-out day remains occupied. The next two complete calendar days are for cleaning. Every proposed stay must leave those two cleaning days before the next booking.
Selecting dates or preparing an email does not create a reservation. There is no payment or lease-signing endpoint. Only Candice and Eric confirm bookings.
The calendar is refreshed daily from booking/lease records through a local Codex automation; it is not real-time synchronization. No tenant names, email addresses or lease information are public.
